1. Project Overview 

  • Property entirely owned by Manchester Sand, Gravel & Cement Co., Inc. (Wholly owned subsidiary of Boston Sand & Gravel Company, Boston, MA)
  • Project is a fully approved subdivision with public roads, water and sewer. All utilities are underground.
  • Permits and approvals became vested and permanent in  September 2015 per a Development Agreement with the Town of Hooksett and under State law
  • Special Mixed-Use Zoning Adopted in 1990 and Master Plan adopted 2003

One of the largest approved subdivisions of its kind in New England:

  • Total subdivision  parcel includes approximately 1,300 acres 
  • Five types of housing – 428 units on about 5.6 miles of public roads
  • Adjacent and expansive public and private conservation and recreation lands

2. Approved Sub-Division Plan Includes:

  • 156 single-family house lots – 34 are in Phase 1
  • 98 high-density townhouse/condominium units are in Phase 1a
  • 72 “village size” single-family house lots
  • 59 “village townhouse/condominium units” (around Town Common)
  • 43 zero-lot line single-family units
  • Open and Conservation Space – approximately 550 acres
  • Water  Bodies – Head’s  Pond, (47.6-acre State pond) and  a 24-acre Town pond
  • Town Park – 214 acres
  • Town Common – 3 acres
  • Adjacent Potential Future Municipal School Site – 84 acres
  • Approved Public Water design and capacity for all 428 units. (owner co-constructed adjacent 1.1-million-gallon water tank)
  • Approved Public Sewer design for entire project.  Sewer capacity for the first two phases has been pre-purchased
  • Approved State Driveway Permit on Route 3 – highway improvements (less restriping) are complete
  • Major Wetland Crossings have been installed and approved by NH DES in compliance with the issued Wetland Permit

3. Phasing Plan

  • The construction is broken into 7 phases
  • All public road construction and utilities to be completed by phase
  • Construction schedule to be determined by the owner/developer

4. Other Company-Owned Property  in Hooksett

  • Active Quarry – permitted for 40 million tons of construction grade granite
  • Commercial/Retail Zone –  potential 300,000 +/- sq. ft. of retail on US Route 3

5. Availability

Land to be purchased with all approvals in place (undeveloped)

  • Available immediately
  • Construction of approved on-site improvements related to Phase I can commence immediately

6. Brokers

Seller will pay a 2% commission to a Buyer Broker upon the verification of their exclusive representation of the Buyer and a completed sale.
